Much of the development across the Front Range in the past 10 years has been the result of rapid population growth and progressive changes within local and regional governments. O’Connor Development has been a key player in this transformation. In 2002 we expanded our operations to include projects throughout the Front Range and along the I-70 corridor. Traditionally, our focus has been commercial office/R&D and medical office, but four years ago we made a strategic decision to expand our focus to include mixed-use projects in urban and suburban infill areas.
The main ingredient to our success over the years has been our ability to lead. A key part of the leadership role is the ability to understand and work with local government, residents and business owners of the various communities. Leadership also requires the ability to manage. We are very successful in managing teams of professionals and working closely with municipalities and the public sector to ensure that projects meet the needs of all constituents. This is also true when working with our private sector clients for build-to-suit projects and/or joint ventures. Leadership also requires an in-depth knowledge of financial markets and the ability to access capital. We have numerous relationships with local, regional and national sources to assist with the financing of projects.
Development by definition is risky and uncertain. The risks and uncertainty can be mitigated by developing and implementing a well-designed plan and a disciplined approach to each project. We strive to minimize risk and maximize the returns for all stakeholders and to develop sustainable projects that will have a positive impact on business and the community.
